Land & House Is Launching Their 2 Latest Projects "The Bangkok" The Condominium That Is Complete, Fully Decorated And Ready Before Sale, Located At Narathiwas Road And Soi Sukhumvit 43

Land & House has announced their condominium development, The Bangkok which brought in the new concept, Finished before Sale with full decoration as its main market strategy. This was aimed to be the standard for all 4 projects on Sukhumvit 61, Sub, Narathivas and Sukhumvit 43. With 2 already released projects on Sukhumvit 61 and Sub that received very good responses from the customers.

Mr. Naporn Soontornjitcharoen, Senior Executive Vice President Land and Houses Public Company Limited said about the new strategy that the company wanted to develop quality residence in the city with the similar lifestyle as the single house.

Therefore, all 4 "The Bangkok" projects will be included with

  1. Empharsizes on the low density of the units, on the average of 35 - 40 units/Rai or Net Floor Area Ratio around 1.5 - 3.27, for example The Bangkok on Narathiwas road has 8.4 rai but contained only 294 units in the project.
  2. The community that is ready to live in and safe. With full decoration inside the unit, the residents are able to move and live in which leads to create a livable community right away. The residents are ensured to be safe with no disturbance from the decoration after moving in.

This concept resulted to the successful launch of The Bangkok condo projects in Sukhumvit 61 and Sub road that just opened for visiting and reservation in last December 2004. The Bangkok Sukhumvit 61 consists of 1.7 rai with 72 room units, while The Bangkok, Sub Road consists of 3.7 rai with 3 buildings and155 room units in the project.

Most customers decided to reserve the units on the first day of visiting the project because they were able to see the actual condition of the project and they desired to move in immediately. Currently in both Sukhumvit 61 and Sub Road projects, more than 80% of the customers have already moved and lived in the projects.

Right now, the company is preparing to release the other 2 projects which are The Bangkok on the location of Narathivas and Sukhumvit 43 road. For the Bangkok Narathisvas, it is located on the connection roads of Sathorn and Silom with the space projects of over 8.4 rai, including 5 buildings with only 294 units in the project. It was designed under Space & Green Area concept by setting the building to enhance comfortable and relax atmosphere surrounded by green area. Together with the special ground floor units that look like one storey house separated each unit by the garden which limited to 14 units per project only.

In last May, the company has informally opened the projects which by now over 40% of the unit are sold and expected to close the sales by October this year.

For The Bangkok, Sukhumvit 43, it was expected to open the project by August which is the last project for this year. The project space consists of 1.7 rai with 2 building and 54 rooms. The construction is progressing to more than 90% while the buildings and the central area has been completed. At the moment, the work is on architecture of internal and external area in parallel with the decoration inside the rooms.

This project is expected to be able to close the sales within 2 - 3 months after reservation is open.

About the sales of The Bangkok Projects since they have opened until now, it has been sold for over 2 billion Baht. They hope that from now until end of this year, the sales will be increased to 1.5 billion Baht more. For the future new projects of the company, they will continue to use Finished before Sale strategy by focusing on the product development to serve the need of the customers as much as possible.
