Land and Houses Public Company Limited, founded in 1973, operating property development business, was established to be a company limited on August 30, 1983. The company operates property development business selling detached house, townhome, and condominium in Bangkok, perimeters and major provinces such as Chiangmai, Chiangrai, Khonkaen, Nakhonratchasima, Udonthani, Hua Hin, Phuket, Mahasarakham and Ayuthaya.

Company Milestone

The Company plans to reduce its investments in the apartment business in the United States, as growth prospects for the sector have become more limited due to structural changes in working patterns toward Work From Home following the COVID-19 pandemic, as well as the continued high level of supply in the market. In May 2025, the Company divested two apartment properties in California, USA.

The Company was included in the SET ESG Ratings 2025 by the Stock Exchange of Thailand, achieving an AAA rating, an improvement from the AA rating in the previous year. This recognition reflects the Company’s continued commitment and progress in sustainable business practices.

The Company received the ASEAN Asset Class PLCs award under the ASEAN Corporate Governance Scorecard, organized by the Minority Shareholders Watch Group (MSWG), Malaysia, based on the revised evaluation criteria introduced in 2023. The award underscores the Company’s excellence in corporate governance and its strong commitment to ESG-driven sustainable growth at the ASEAN level.

Land and Houses strives to upgrade living standards under the “For a Better Living” concept through a qualitative research process that integrates aspects of the Service Design scope. To begin with, one acquires a detailed understanding of customers by means of empathy via in-depth interviews and observation of actual behavior—all meant to hear all “voices of customers”. One then systematically analyzes and synthesizes data before establishing a common database to connect reasons for deciding to buy (sales point) to the experience of living (living point) to identify gaps and development opportunities, and then applies in-depth data to result in an approach to design and improve products, material specifications, functions, and auxiliary services for each phase. In tandem, the process of “listening – testing – developing” applies from pre-sale, residential, to post-delivery phases so that all decisions may be based on real data, thus illustrating residents’ real behavior. The success of this effort has arisen from cross-functional collaboration centering on customers’ benefit in pursuit of value delivery, better living every day, and the drive toward sustainable change as a result of genuine understanding of customers.

In conjunction with a supplier, Land and Houses has launched the Waste to Well-Being Project as its pilot project on environmental management. The project goal is to process leaf and branch waste derived from various projects and reuse it as organic fertilizers and premium potting soil.

During the pilot phase (January – November 2025), the company has collected leaf and branch waste from the common garden areas of 16 projects for the compost process into organic fertilizers with properties attested by the Department of Agriculture. These are blended with other soil improvement materials to yield premium potting soil for eight projects under construction.

Based on its activities of 2025, Land and Houses has trimmed organic waste by 218 tons, thus less natural resource consumption and higher efficiency of waste management within projects. Land and Houses plans to continue the project in the coming years.

Land and Houses has introduced “LH SAFETY”, a new application to facilitate and make it safer for residents, who can download it and register through smartphones of the IOS and Android operating systems. The application is now in use in 41 Land and Houses projects, currently facilitating and providing safety in four aspects:

  • E-Stamping: This practice makes it simpler to enter and exit projects even while owners are away from their residences, thanks to real-time alerts found on their own mobile phones
  • Emergency calls: Immediate emergency calls can be made through mobile phone screens, including police and ambulance contacts, fire alerts, and contacts with project entrance kiosks or nearby police stations
  • Security officer help: Just click the “Emergency Help” icon for various incidents, including intruders, help with poisonous animals, accidents, or other incidents
  • Viewing visitors’ information: The application can retroactively show all data about visitors to their residences; in addition, by clicking it, one can choose to view certain sets of details.
